Red Hawk's Commercial Roofing Maintenance Program is a tiered preventive-maintenance service for Colorado commercial properties. Both tiers run a full 12-point scope of services on every visit, include a Not-to-Exceed repair allowance equal to 30% of the contract value, deliver a photo-documented written report within five business days, and provide 24–48 hour emergency leak response. Standard covers two inspections a year; Premium covers four, plus annual pressure washing and priority scheduling. Pricing is quoted per building after a roof assessment.

A commercial roof rarely fails all at once. It fails slowly, out of sight — and the bill lands when it's least convenient. Here's what a program protects you from.

Protect the warranty you paid for

Most commercial membrane warranties — including manufacturer NDL and system warranties — require documented periodic maintenance and prompt repair of issues to stay valid. Skip it and a manufacturer can deny a claim, leaving you to pay for the exact failure the warranty was meant to cover.

Every commercial roof is different, so we price yours after a roof assessment rather than posting a single rate. Your quote is driven by four things:

Membrane type

EPDM, TPO, PVC, or modified bitumen — each carries its own rate. Other systems are custom-quoted.

Total roof area

Priced by the square foot, with a 3,500 sf minimum billed in aggregate across all buildings.

Tier & visit frequency

Standard (2 visits/yr) or Premium (4 visits + pressure wash + priority).

Contract term

1, 3, or 5 years. Multi-year terms earn a discount; billed annually, never collected upfront; no auto-renewal.

  • Pricing is quoted per building. Your annual cost depends on the membrane type, the total roof area, the tier you choose (Standard or Premium), and the contract term. Because every commercial roof is different, we price it after a roof assessment rather than posting a one-size rate. Contracts are billed annually, future years are not collected upfront, and there is no auto-renewal — a new agreement is signed to continue past the term.

  • Both tiers perform the exact same full scope of services on every visit and both include the 30%-of-contract repair allowance and 24–48 hour emergency response. Standard includes two inspections per year, with pressure washing available as an add-on. Premium includes four inspections per year, annual pressure washing at no extra charge, and priority scheduling on all service calls. Premium suits multi-tenant, retail, medical, and mission-critical buildings; Standard suits owner-occupied and single-tenant properties.

  • Both tiers include a repair budget equal to 30% of your total annual contract value, applied to in-scope minor repairs found during inspections or reported between visits — leak repairs, pitch-pan and pipe-boot re-seals, lap-seam re-seals, small membrane patches, fastener work, sealant renewal, and drain clearing. Unused allowance does not roll over year to year. Repairs that exceed the allowance are quoted separately and require your written approval before work proceeds.

  • No. Insurable storm damage — hail, wind, and similar perils — is not part of the maintenance agreement. If we find storm damage during an inspection we document it in your photo report and, at your request, assist you in pursuing an insurance claim under a separate work authorization. The maintenance program covers preventive care and in-scope minor repairs, not a full or partial re-roof.

  • The program is built around the common commercial low-slope membranes — EPDM, TPO, PVC, and modified bitumen. If your building has a metal, built-up (BUR), ballasted, or coated system, call us and we'll scope a custom quote for it rather than force it into a standard rate.

  • Yes — a minimum billable area of 3,500 square feet applies in aggregate across all buildings on the agreement. Individual buildings may be smaller, but the combined total must meet the 3,500 sf minimum. Multiple buildings can be covered under a single agreement, and multi-building portfolios may qualify for portfolio pricing.

  • Both Standard and Premium members get a 24–48 hour response to a reported active leak. Emergency response includes temporary leak stoppage; permanent repairs may be scheduled afterward. Where the cause is in-scope, the emergency work is billed against your NTE allowance; out-of-scope causes (such as storm damage) are quoted and authorized separately.
