How do you know if your flat roof needs replacing?

One of the weaknesses of having a flat roof in lieu of a sloped roof is that they are more susceptible to leaking due to water pooling that occurs. Pooling is water that remains on a flat roof for 48 hours or longer, which can greatly shorten the life of the roof or, in extreme cases, the structural integrity of your building itself.

So how do you know when you need a replacement instead of repairs? Here are some signs:

Large Rips and Tears in the Roofing Materials or Seams

Another common issue with flat roofs is damage to the seams or other roofing materials. These damages can be seen where two pieces of roofing material were joined together. If there are any visible rips, holes and/or tears in your roofing materials, your roof may need repairs or replacement and should be promptly inspected.

Damages Harder to Find

While seeing visible tears is straightforward, there are some types of flat roof materials that do not show visible damages as easy, such as a roof with tar and gravel. If your roof has materials where the seams are not as visible and you suspect damage, you should have it inspected by an experienced contractor and you may want to consider having the roof replaced with a different type of roofing material.

How do you decide?

If your roof has reached the end of its service life (which is typically around 25 years), it should probably be replaced with quality roofing materials instead of being repaired. It is only a matter of time before other problems develop and in the long run the likelihood of additional future repairs will justify the additional cost at the onset.
